Property Manager

Re/Max Prestige is operated under Prestige Rental Management Limited in Auckland. We are looking for a property manager to work in a busy team environment. The position is Permanent, with 35 hours of work per week from Monday to Friday.

We prefer the candidate:

• Bachelor degree or higher in business.

• Excellent communication written and verbal

• A high level of personal presentation and professionalism

• Strong time management, organisation and high attention to detail

• Confident computer skills

• Able to work under pressure.

Duties and responsibilities:

• Perform rental appraisals for current landlords, new potential landlords and sale agents if requested to.

• List rental advertisements in a timely manner.

• Update the owner on the results of property viewings.

• Prepare tenancy agreements with accurate details, attach any appropriate additional clauses, body corporate rules and insulation statement etc.

• Ensure current/new tenants bond lodgement forms are completed in a timely manner and filed ready to be sent to the bond centre.

• Carry out entry inspections, check all smoke alarms and working, take entry water reading. Ensure all parts of the property are in working condition before a new tenant move3s in, unless agreed otherwise. This includes but is not limited to appliances, lights, doors, remotes, water-sources etc.

• Perform 3 months routine inspections and report back to the owner the result of these routine inspections in a timely manner.

• Exit inspections should also be done thoroughly with reference to the Entry inspection photos and report.

• Arrange for maintenance to be done when required and approved with the appropriate contractor.

• Engage with neighbours if required for certain circumstances.

• Liaise appropriately with the sale agent, landlord, tenant and lawyers when a property is in the process of being sold.

• Attend tenancy tribunal on behalf of the landlord if an agreement cannot be reached between the tenant and landlord.
