Property Operations Lead – Luxury Portfolio (located in Queenstown)

We’re looking for a capable, motivated Property Operations Lead to join our Southern Lakes team, overseeing an exclusive portfolio of high-end homes across the Southern lakes, based in our Queenstown office.

This is a hands-on, fast-paced role that blends operational skills, client service, and planned property management and care. You’ll be responsible for the full lifecycle of each home — from presentation and maintenance to owner liaison, guest satisfaction, and compliance.

What You'll Do

• Deliver Five-Star Standards: Ensure every property is immaculately presented and maintained — from landscaping to lighting and styling.
• Lead Property Operations: Conduct inspections, manage preventative maintenance, coordinate trades and vendors, and oversee asset integrity.
• Build Trusted Relationships: Act as the main point of contact for homeowners, providing transparent communication, reporting, and support.
• Support Guest Experiences: Manage pre-arrival checks, meet-and-greets, and guest requests — resolving issues promptly to uphold our luxury service promise.
• Drive Results: Work within budgets, support financial reporting, and contribute to growth through service excellence and owner referrals.
• Champion Compliance: Ensure all homes meet relevant legislation, safety standards, and company policies.

What You'll Bring

• 12 - 18 months experience in property management or luxury hospitality
• Strong operational and organisational skills with a sharp eye for detail
• Outstanding communication, client service, and relationship management abilities
• A practical mindset with experience coordinating maintenance or upgrades
• Knowledge of NZ property regulations and Health & Safety standards (advantageous)
• A valid NZ driver's licence is a must
• Flexible and able to work a rotating on-call schedule, including some evenings and weekends
